Estilo Interiors, in collaboration with Grosvenor Estate and their professional team, undertook the prestigious refurbishment of the iconic 86,000 sqft listed building at 134 Edmund Street. This ambitious project aimed to not only enhance the building’s aesthetics but also to improve its environmental performance and sustainability. The refurbishment included increasing on-site biodiversity, upgrading the building’s energy performance from an EPC rating of E to A, and implementing Grosvenor Estates’ Green Lease for occupiers.
THE WORK
The Work: Estilo Interiors managed the comprehensive refurbishment and fit-out of 134 Edmund Street, incorporating a range of innovative features and amenities:
- New Reception Area and Business Lounge: The refurbishment included the creation of a modern reception area and a welcoming business lounge, providing occupants and visitors with a stylish and comfortable space.
- Cyclist Facilities, Employee Gym, and Yoga Studio: RecogniSing the importance of employee well-being, the project incorporated cyclist facilities, an employee gym, and a yoga studio, promoting health and wellness among occupants.
- Aluminium Glazed Installations: New aluminium glazed installations at ground floor level added a contemporary touch to the building’s façade, enhancing its visual appeal and creating a seamless connection with the surroundings.
- Refurbished Rooftop Terrace: The refurbished rooftop terrace offers occupants a serene outdoor space to relax and socialize, complete with scenic views of the city skyline.
- WiredScore Rating: As part of the refurbishment, the building achieved a high WiredScore rating, indicating its superior connectivity and technological infrastructure, essential for modern workplaces.
The refurbishment of 134 Edmund Street was completed on time and within budget, despite the challenges of working in a live, multi-tenanted environment. Concurrent with an extensive CAT A Landlord Refurbishment Programme, the project transformed the Billiards Building into a highly sustainable workplace with best-in-class amenities. The new reception and business lounge, gym, communal roof terrace, and enhanced end-of-journey facilities contribute to creating a vibrant and functional workspace.
