Estilo Interiors is proud to announce its appointment as the principal contractor for the extensive refurbishment of 35 Newhall Street. This iconic building, encompassing nearly 70,000 sqft, is set to undergo a transformative retrofit, positioning it as a premier office destination within Birmingham’s vibrant Colmore Business District.
The London-based landlord of 35 Newhall Street, has entrusted Estilo Interiors with the ambitious task of revitalising this six-storey building and appointed Knight Frank and Savills as leasing agents.
A key feature of the project is the creation of a stunning new roof terrace, an elegant sky lounge, and a complete transformation of the existing building’s exterior and interior. These enhancements aim to modernise the building’s amenities, creating a desirable workspace for contemporary tenants.
Andrew Moore, Founder & Managing Director of Estilo Interiors, stated, “We are delighted to spearhead the refurbishment of 35 Newhall Street. This project represents a significant step in our ongoing commitment to delivering innovative and sustainable office spaces that meet the evolving needs of today’s businesses. Having recently completed the full refurbishment and interior build of The Billiards Building at 134 Edmund Street, Estilo Interiors has secured its position as the leading contractor for the Birmingham commercial market.”
The building’s external façade will receive a much-needed facelift, with plans to replace the existing cladding with a modern reconstituted stone cladding and replacing the existing PIR insulation, ensuring a refreshed yet sustainable aesthetic. This approach aligns with the landlord’s commitment to sustainability, reducing embodied carbon by reusing materials and promoting eco-friendly practices. The retrofit will also feature the installation of six electric vehicle charging points in the basement car park, alongside the creation of a 44-space cycle hub complete with lockers and changing facilities.
Jamie Phillips, Partner in Office Agency & Tenant Representation at Knight Frank, commented, “35 Newhall Street will, on completion, provide the market with much needed high quality office accommodation which will offer the very highest sustainability credentials and provide occupiers with a best-in-class experience.”
Ben Thacker, Office Agency Director at Savills added: “On track for completion next summer, 35 Newhall Street will be delivering a new opportunity that is precisely aligned to the scale, location and quality of workspace that occupiers are seeking in an office market with increasingly limited availability.”
The existing entrance on Newhall Street will undergo a significant transformation, replacing the current canopy with a sleek portal adorned with perimeter lighting, creating a welcoming and contemporary entrance.
Designed by Associated Architects, and working with project managers, Quartz, the project will breathe new life into the building, repositioning it within the competitive and buoyant Birmingham office market.
